Carolyn J. Law, as principal of the firm, has over 30 years of experience in real estate consulting and development, economic development, and strategic planning.
Ms. Law has completed numerous market and financial feasibility studies for projects inclulding market-rate and affordable apartments, for-sale housing, privatized military housing, privatized military lodging, retail developments, office developments, mixed-use developments, and master-planned communities, for developers, investors, and lenders.
Ms. Law has provided market studies and economic analyses for public agencies such as New York State Department of State and USA Niagara Development Corporation, to facilitate economic development and master planning. She has conducted market assessments to attract additional private investment and has recommended potential public incentives, financing strategies, and marketing strategies.
She has provided independent third-party due diligence and valuations for loan and real estate portfolios, commercial mortgage-backed securities, bond issues, and equity interests, presenting to investment committees and providing reports included in Private Placement Offering Memorandums for bond issues. Clients have included Bank of America/Merrill Lynch, Goldman Sachs, Guggenheim Partners, ING, Assured Guaranty, and MBIA Insurance Corporation.
Ms. Law has worked with a variety of institutions providing strategic planning in the real estate area. Examples include: working with a religious order on an evaluation and disposition of some investment properties and providing advisory services to an evangelical church evaluating the potential redevelopment of its under-utilized site into a ministry and housing complex.
Additionally, Ms. Law has conducted right-of-way acquisition and relocation planning for clients including the Metropolitan Transportation Authority (MTA) and the Southeastern Pennsylvania Transportation Authority (SEPTA). She has served as the real estate consultant on Project Management Oversight teams for the Federal Transit Administration working on transit projects in Seattle, Denver, and San Francisco.
Ms. Law has been a frequent industry speaker at events such as the Bond Buyer Military Privatization Conferences, Smith's Housing Finance Conferences, Conference of Municipal Analysts, and rating agency forums.
Education
Ms. Law received a B.A. from Princeton University and a Master of City Planning from the University of Pennsylvania under a joint course of study with the Real Estate Program at Wharton Business School.
